Due Diligence
George Street is uniquely placed to provide comprehensive technical and commercial advice to would-be investors in the pre-acquisition due diligence stage of secondary investment opportunities. In this crucial pre-offer stage we will work closely with your legal team and will produce a Technical Due Diligence Report covering the following topics:
Construction Review
George Street will undertake a site inspection to provide a report on the general building condition highlighting any areas of concern. This inspection will be carried out by a Qualified Surveyor and will specifically look at the main building Elements noting any areas of deferred maintenance.
Operational Review
We will visit the site and assess the extent to which the FM Services are being provided in accordance with the contractual requirements, commenting on any operational issues or risks, Defects, Helpdesk, Deduction levels and the appropriateness of the key commercial points within the Project Agreement and FM Contract.
Lifecycle Review
George Street will carry out a review of the Lifecycle adequacy including spend to date, Variations introduced, compliance with contractual provisions, potential for surplus and any specific Handback requirements.
